Engineering Examples

FRESCo’s professional engineers provide design/specification, and project support for a wide variety of projects. Our expertise includes electrical service, hydronic systems, air handling systems, and building automation controls. Our engineering solutions optimize energy efficiency, and consider solutions using both high-efficiency natural gas technology and electrically-driven heat pumps.

Here are a few examples of our work:

Watson Manor Engineering and Retrofit Implementation Support (2025) 

To support their Net Zero Transition Plan, Third Space Properties replaced an at end-of-life gas-fired domestic hot water system (DHW) with a high-efficiency electric CO₂ heat pump system. The retrofit marks a significant milestone in the company’s decarbonization efforts – it is the first 100% electric and Zero Carbon Performance Building in their portfolio and the first to integrate automated demand response (ADR) functionality. FRESCo provided engineering and retrofit implementation support. 

Manor House Deep Energy Retrofit (2024)

This FortisBC-funded pilot project resulted in a deep energy retrofit of a 3-story, 1970s, apartment building in North Vancouver.  The pilot project was led by RDH with FRESCo providing mechanical design, commissioning and optimization for the following:   

Conversion of the central boiler plant to high-efficiency equipment and gas engine heat pumps for heating & cooling.   

• Design and specification of suite HVAC upgrades, replacing baseboard heaters with water-source heat pumps.   

• Introduction of in-suite Energy Recovery Ventilators (ERVs) with integrated DDC synchronization controls.    

• Replacement of the rooftop ventilation Make Up Air (MUA) equipment, now fed from the new central heating & cooling plant.    

• Solar-Thermal rooftop system for free-energy preheating of domestic hot water.   
  BACnet Building Automation System (BAS) to manage, coordinate, and monitor everything.     

Concert Properties

FRESCo has helped Concert Properties with engineered schematic drawings, guide specifications and tendering support services for high-efficiency Make Up Air ventilation systems, high-efficiency boilers integrated with building water source heat pump loops, and cooling tower replacement with waterless drycoolers.

CAPREIT

FRESCo has helped CAPREIT with engineered schematic drawings, guide specifications and tendering support services for Make Up Air ventilation systems, high-efficiency boilers and domestic water heating, and incorporating variable fan speed control with exhaust fans.

Belmont Properties

FRESCo has helped Belmont Properties with engineered schematic drawings, guide specifications and tendering support services for Domestic Hot Water system replacements and parkade ventilation systems.
